What You Must Know About Buying a Home
There are some things you should know about how to buy a house. Without arming yourself with this knowledge you
will make some mistakes in the buying process. These mistakes could end up costing you thousands of dollars. These
tips on how to buy a house not only can save you money, but it can also save time. When people are dealing in time
and money, it can become stressful very fast. Arm yourself so you will know how to buy a house.
The first thing you should know involves honesty. You should be as honest and forthright with your agent and
mortgage lender as you possibly can be. Pretend you are hooked up to a lie detector machine when your talk to them.
Do not lie! These people should know everything there is to know about your income and credit. Do not think that
you will be able to hide it either. It will come out in the wash. With today’s technology, lenders can find out
everything they need to know about you with just a few clicks of a button. If you have defaulted on a credit card
do not think you will be able to hide it because you will not. Being honest with your agent and lender up front can
help them help you. They are not the enemy. They are working for you. If they know of your situation from the start
they can find plans that will work for you. Remember, a lender wants you to get financed as much as you want to get
financed. If you are honest with your lender, he or she may be able to find ways to help you clean up your credit
problems.
Before you begin a search for the “the” home you should fill out a mortgage application. This will be the first
step in getting pre-qualified for a home. There is no need to drag an agent all over your city looking at homes
that will not be in your price range. Wait to get pre-qualified for an amount then begin your search. While most
agents are friendly and will show you any home you want to look at, they do get tired of looking at homes they know
their clients will not be qualified to purchase.
The next thing you should know is that you should make sure a warranty comes with your home. If one is not offered
from the seller, make sure one is included in the written offer that you make to the seller. Having a written
warranty included in your offer will cover your bank account if something should go wrong with the home. Warranties
generally cover things such as heating and air conditioning systems, plumbing, electrical and other major problems
that could go wrong in a home that the seller is trying to hide – or does not foresee being a problem.
Something else you should do is have the home compared to other homes in the same area. This is called a market
analysis. Finding out if the home is priced similar to other homes in the area can go far in helping you to see if
the home is a good investment or not. Purchasing a home that is more expensive than its counterparts can hurt you
if you ever have to resell the home.
Lastly, never purchase a home unless it has been inspected. We cannot stress that enough. If the home is inspected
and problems are found it may deter you from buying it. If the problems are minor you can request that they be
corrected by the seller before closing.
